Everything homeowners ask us most - about the service, the costs and the roofs themselves.

Are you a roofing company?

No - and we say it up front. Local Roofing Seattle is a free referral and call-connection service. When you contact us, we match you with an independent, licensed, bonded and insured roofing contractor serving your area. The contractor performs the work, provides the estimate and backs the warranty. Our job is to get the right crew to your roof - and to give you advice that does not depend on a commission.

Does the service cost me anything?

Nothing - not now, not later. You pay the contractor for the roofing work you approve, at the price in their written estimate. There is no markup added for coming through us and no obligation to accept any estimate.

How fast can someone look at my roof?

For an active leak, call any time - phones are answered 24/7 and emergency requests are routed for same-day response, usually starting with temporary protection. For non-urgent assessments, expect contact within one business hour and an on-site visit within a few days, depending on season.

How do I know if I need a repair or a replacement?

The honest answer lives on your roof, not in a phone call. As a rule of thumb: one leak at a flashing or pipe boot on an otherwise healthy roof is a repair; multiple leaks, widespread granule loss, brittle or curling shingles across whole planes, or soft decking point toward replacement. The contractor will show you photos of what they find so you can see the evidence yourself.

What does a roof replacement cost in the Seattle area?

It depends on size, pitch, how cut-up the roof is, the number of layers coming off, decking condition, material choice and access. That is why serious contractors price from an on-site assessment with a written scope - and why we would be doing you a disservice quoting a number before anyone has seen the roof. The estimate is free and itemized.

Which roofing material is best for this climate?

Architectural composition shingle is the best value for most homes - wind-rated, algae-resistant options, solid lifespan. Standing-seam metal costs more upfront but sheds moss and needles and lasts 40-60 years. Low-slope sections under 2:12 pitch need membrane systems, not shingles. The right answer depends on your roof's geometry, tree cover and how long you plan to stay.

Is moss actually harmful, or just ugly?

Harmful. Moss lifts shingle edges, holds moisture against the roof and accelerates granule loss. But removal done wrong - especially pressure washing - causes more damage than the moss. The right approach is gentle removal, zinc treatment to prevent regrowth, and clearing the debris that feeds it.

How often should a roof be inspected?

Once a year for most roofs, ideally late summer or early fall before the rains return. Twice a year if the roof is past year 15 or sits under heavy tree cover - and always after a major windstorm.

Are the contractors licensed and insured?

Yes. Every contractor in our network holds an active Washington State contractor registration and carries bonding and liability insurance. We encourage you to verify any contractor - ours included - through the Washington L&I contractor lookup before signing anything.

Who provides the warranty on the work?

The contractor performing the work - which is how it should be, since they are the licensed party. Expect both a manufacturer's material warranty and the contractor's workmanship warranty, with terms stated in the written scope before work begins.

The contractor schedules the on-site assessment directly with you. Your information goes to that one contractor only; it is never sold or blasted to a list.
